Access Statement For Lilac Cottage, Chelmorton
Introduction
Lilac Cottage is a stone built detached cottage on a quiet village street in the centre of Chelmorton village.
Pre-Arrival
  		• We have an extensive website (www.chelemorton.co.uk) with diagrams of the floor/room layouts and pictures of the rooms.
  		• Bookings / enquiries can be made directly from the website via email, or via telephone or by letter.
  		• All guests are provided with written directions to the cottage (available in different font size and dyslexia friendly font)
  		• The nearest bus stop is in the village - 200m away but services are very infrequent (max 3 per day). There are good services to Manchester, Stockport, Bakewell, Derby and local services from Buxton (4 miles away).
  		• Buxton railway station is 4 miles away.
  		• There are 6 RADAR toilets in Buxton:

  		• This access statement is available on our website and in the 'Welcome File' in the cottage.
    Arrival & Car Parking Facilities
  		• As the cottage is on a quiet village road, car parking is generally available directly outside the cottage.
  		• The road outside the cottage, the garden and the path to the front door of the cottage across the garden are all virtually flat with a small step 100cm wide and 22cm high by the gate into the garden.
    Main Entrance
  		• The main entrance is the front door off the path in the garden. Details of key access will be given to our guests before arrival.
  		• The front door is 90cm x 175cm, with the hinge on the left. The keyhole is 77cm high.
  		• The step from the path is 3cm high into the kitchen.
    Breakfast Kitchen
  		• The front door opens into the breakfast kitchen. There is a light switch on the right hand side wall for the outside lights (which are on movement detectors in any event). The kitchen light switch is the other side of the door on the right in the kitchen, on the right hand wall as you walk in. There is a small mat inside the front door. The kitchen floor is laid with ceramic tiles.
  		• There is a wooden breakfast table and 6 wooden chairs available.
  		• On the table, you will find your welcome pack (milk in the fridge), instructions for all appliances in the cottage, emergency contact details and a folder of things to see and do in the area.
  		• There is a washer/dryer in the kitchen, underneath the worktops. The washing machine is 60cm wide and 86cm high. A drying rack is in the cupboard on the upstairs landing.
  		• The fire extinguisher at 95cm high is positioned on the windowsill at the front of the kitchen. The boiler is located in the boiler house in the garden. The controls for the heating are in the kitchen, to the left of the front door at 140cm high.
  		• The width between the units and the table is 80cm. The sink and electric hob are also at 95cm high. Above the hob is an extractor unit plus cupboards. The oven with grill is below the hob and a microwave with grill is also available.
  		• Cookware is provided in the cupboards under the work surfaces. Crockery and glasses are in the wall cupboards.
  		• The electric oven door is 78cm high and the main oven door shelf is 62cm high. The fridge is in the far right hand corner behind a built in door at 115cm and the highest shelf being 168cm. The freezer is below this with door at 20cm and the lowest shelf being 52cm.
  		• The kitchen is lit by three separate sets of spotlights.
    Lounge
  		• Door from the kitchen to the lounge is 84cm wide by 178cm high.
  		• The carpet is light brown and 90% wool (woven).
  		• There are two 3 seater settees, a coffee table and dimmable wall and ceiling lights.
  		• There is a 32 inch flat screen TV and DVD player, each with remote control.
    Dining Room
  		• Door from the lounge to the separate dining room is 84cm wide by 178cm high.
  		• There is a solid wood rectangular table (90cm wide x 166cm long x 76cm high) and 6 wooden dining chairs. There is a wide screen TV, DVD player, video recorder and CD player and radio, all with remote controls.
  		• The stairs lead up from the dining room on to the landing.
  		• From the stairs, the landing area is 102cm x 86cm The handrails are 90cm above the treads. The lowest head clearance on the stairs is 200cm and the stairs are 73cm wide.
    Outdoor Facilities
  		• There is a patio and enclosed garden infront of the cottage which can be seen from all rooms.
  		• The patio and path are built of natural stone and therefore is an uneven surface. Patio furniture with parasol and BBQ are available for guests to use. There is a flat lawn next to the patio.
    Upstairs Bedrooms
  		• Bedroom 1
      - Door 76cm wide x 198cm high - hinged on the left. Carpeted with a red, short pile 80% wool carpet.
      - There is a pine king size bed 5' wide with a 5' mattress, plus a mattress protector.
      - All bedding is Egyptian cotton or percale with feather pillows and quilt. Synthetic pillows and quilts are also available.
      - The space to the left of the bed is 154cm wide.
      - The space to the right of the bed is 163cm wide.
      - The main room light has a switch at the door. There are two separate bedside lamps one each side of the bed.
     
  		• Landing
      - Access to Bedrooms 2 and 3 and to the bathroom is along an internal landing which is 86cm wide.
  		• Bedroom 2
      - Door 76cm wide x 198cm high - hinged on the left. Carpeted with a red, short pile 80% wool carpet.
      - There is a pine double bed.
      - All bedding is Egyptian cotton or percale with feather pillows and quilt. Synthetic pillows and quilts are also available.
      - There are two bedside lamps, one each side of the bed.
  		• Bedroom 3
      - Door 75cm wide x 196cm high - hinged on the right. Carpeted with a red, short pile 80% wool carpet.
      - There are two pine single beds (3' wide). The distance between the beds is 53cm. The distance from the left bed to the wall is 70cm and from the right bed to the chest of drawers is 75cm.
      - All bedding is Egyptian cotton or percale with feather pillows and quilts. Synthetic pillows and quilts are also available.
      - There is a bedside lamp on the bedside cabinet between the beds.
    Bathroom
      - Bathroom (upstairs)
      - Door 76cm wide by 196cm high.
      - Toilet seat height is 40cm.
      - Distance to the right of the toilet is 28cm.
      - Bath height 60cm, length 178cm and 80cm wide.
      - Free floor space 140cm x 118cm.
      - Mains pressure hot water power shower available over bath with flat showering area 66cm diameter.
      - The room has a wall mounted heated towel rail.
      - The floor is varnished wood.
    Additional Information
      - A Welcome Pack is produced in dyslexia friendly font, plus separate folders for all appliance instruction leaflets and places of interest leaflets.
