Rental Period
The cottage is available on a weekly basis from 4pm Saturday to 10am the following Saturday. Short breaks of 3 nights are available out of peak season and on a late availability basis all year round and are chargeable at 70% of the weekly rate.

2.

Payment
Bookings within 8 weeks of your arrival at the cottage must be paid for in full at the time of booking. Bookings made more than 8 weeks before your arrival require a deposit of 25% of the rental fee (minimum £100). This deposit is non-returnable in the event of cancellation and must be received with a completed booking form within 7 days of the booking request or the dates will be released. The balance of the fee payable is due 8 weeks before your arrival along with the notified security deposit (£200 - £400 per booking). We reserve the right to cancel a booking where full payment has not been received 8 weeks before the arrival date. All payments must be made in full and in Sterling. For payments from foreign accounts, currency and transfer charges are for the account of the sender and any request to repay sums to a non-Sterling account will be made net of transfer fees.

3.
|
Prices
The prices shown include all heating, electricity, linen, towels and initial coal provided. A high chair and travel cot are available free of charge upon request at the time of booking, however guests are requested to bring their own cot mattress and bedding. Broadband Access (wireless or via lead) is available free of charge in the cottage, up to a maximum download of 2GB/week. For every GB used over this allowance, a charge of £2 will apply. Please note that as the cottage is in a rural village, the telephone and broadband service is occasionally interrupted and is therefore not suitable where access is critical. Whilst we will liaise with the service provider, we cannot be liable for loss of use beyond our control. A PC is not provided so if you would like to use the broadband, please bring your laptop.

4.

Guests in Party
Lilac Cottage is designed for family holidays. We reserve the right to refuse group or other bookings which we consider unsuitable for the accommodation. Only the persons named on the booking form are permitted to stay in Lilac Cottage. We regret that we do not accept pets and smoking is prohibited in the cottage and the cottage garden. We reserve the right to terminate guests’ stay without refund if these requirements are not complied with.

5.

Care of Cottage
The cottage will be thoroughly cleaned before your arrival and you are required to leave the cottage clean and tidy before your departure. For hygiene reasons, please ensure that the bathroom is rinsed clean, all food is removed from kitchen surfaces and all internal bins are emptied. We reserve the right to make a charge if not done, if the outside bins are not put out for collection as stated or if the cottage or any contents are left in an excessively dirty condition, including where the BBQ, grill, oven or fire are not properly cleaned after use.
An inventory is kept in the cottage and you are advised to check this on arrival. You are expected to take reasonable care of the property during your stay and all damage, breakages or items missing must be paid for by the person making the booking. Your security deposit will be returned to you, less any monies deducted for breakages or additional cleaning required. If the cost of any damage caused or additional cleaning required exceeds the security deposit received, the person making the booking will be liable to pay the additional amount.

6.

Termination for breaching Conditions of Stay
We reserve the right to terminate the cottage rental early and to require guests to leave the property immediately without refund where guests or their visitors smoke or allow pets in the cottage or garden, or where guests fail to take all reasonable care of the property. Guests allowing pets or smoking on the property will also be liable for associated cleaning costs. We reserve the right to access the property at any time during your stay if required for urgent maintenance or to ensure the terms and conditions of use are being adhered to.

Accessibility
Lilac Cottage is a 200 year old cottage with all bedrooms and the bathroom on the first floor. It may therefore not be suitable for guests with certain disabilities. A floor plan and full access statement are available on the web site. Please check to ensure the cottage is suitable for your needs.

8.
|
Cancellations
If you cancel within 8 weeks of your arrival date, you will be liable to pay the total fee payable. We will endeavour to re-let the cottage for the period booked and will credit you with the net value of the re-letting less expenses and the non-refundable deposit of 25%/£100 of the rental fee. We reserve the right to cancel any booking if required to do so by circumstances beyond our control or by giving 8 weeks notice in writing. In this case, we shall refund all monies paid to you and will try to assist you in finding alternative accommodation in the area but shall have no further liability beyond this.

9.

Liability and Responsibility for Children
We shall not be liable for any damage or loss to guests’ property during your stay. Parents are advised that there is a staircase, coal fire and ceramic hob which can be hot to the touch in the cottage and suitable arrangements should be made for supervising your children and ensuring their safety in the cottage and garden.
